A Broker Opinion of Value (BOV) is an educated opinion of the current likely market valuation of a commercial real estate asset while taking into consideration many unique factors including: land size, existing improvements, location, existing income, existing and future expenses, stability of income, physical condition of the property, deferred capital improvements,prevailing market cap rates and many other factors present in the current marketplace.
